What We Do


Our professional staff oversees all aspects of owning a vacation
rental, making it easy and affordable for homeowners. Some of the
things we provide:
  • Design staff that will build your property profiles on several platforms, including Airbnb and our direct booking system.
  • Updating property pricing daily using Pricelabs unique algorithm, setting competitive rates based on the property size, location and demand.
  • Coordinate and oversee cleaning, repair, and maintenance services that are above industry standards.
  • Actively promote the property through advertising and local marketing.
  • Provide a QR code and binder for fast and easy check-ins.
  • Collect payments from guests and provide monthly or quarterly statements to the homeowner.
  • Correspondence with guests for their stay.

Management Fees

When we book for you, our company charges 20% of the price that the unit is booked for, plus the cleaning fees that are billed directly to the customer. All property maintenance is paid for by the property owner, Deadwood Rentals will obtain owner approval before performing any repairs estimated to be over $100.00. Our maintenance team will perform any repairs estimated to be less than $100.00. Property Owners will receive updates on all maintenance activity performed at their property. 

If the Property Owner has a hot tub on site, we will coordinate with our third-party partner to service the hot tub. This cost can either be billed to the owner or applied toward the cleaning fees for the guest.

While Deadwood Rentals does not offer large-scale snow removal at this time. We can hire a third-party company to take care of this, should the owner choose.

Accounting

Deadwood Rentals will keep track of all booking income for each unit and run the necessary reports. We will do a revenue share for owners either quarterly or annually. A final revenue count will be sent to all owners at the end of each fiscal year to pro-rate the usage of each property. Additional fees will also be calculated at this time and sent to owners for review. Property Owners can either choose direct deposit or check for payment. Owners can expect these reports on the 10th of the month following each
quarter.

Owner's Stay

We encourage our owners to come and enjoy the properties that they've worked so hard for. Should Property Owners wish to book a stay, they will need to schedule it with Deadwood Rentals. Upon entering the property management contract, owners will be allotted a mutually agreed upon number of days per year that they can stay at the property.

Property Owners will be subject to a reduced, pro-rated hourly cleaning fee for each stay to ensure the property is reset to standard before the next guest arrives.
